EPC’s FOR RENTAL PROPERTIES
From 1st October 2008 an Energy Performance Certificate will be required for all rental properties. It is the landlord’s responsibility to provide this certificate to all prospective tenants.

What is an EPC?
An Energy Performance Certificate (EPC) will show the official energy rating of a property. The certificate will give rating from A to G (A being the most efficient). The certificate will also advise on ways to improve the property’s energy performance.
Does my property need an EPC from 1st October 2008?
You will officially require an EPC when your property is let for the first time or re-let from 1st October. It may be worth carrying out the EPC’s now to avoid any delays when you let your property after 1st October.
How long will my EPC be valid for?
An EPC is valid for 10 years. You can obtain a new certificate if you make improvements to the property which you feel may increase the rating.
How do I obtain an EPC?
EPC’s can only be provided by a qualified Domestic Energy Assessor (DEA). HIPS UK can provide EPC’s throughout England and Wales.
I rent out individual rooms. Does each room require an EPC?
So long as the entire property is heated by one heating unit you will only require one EPC for the building.
Can I charge my tenant for the cost of the EPC?
No, the EPC must be paid by the landlord. However, we recommend you build this cost into your financial plan and offset the cost against and tax liability.
What do I need to do once I have the EPC?
The EPC must be made available to prospective tenants, at no cost, at the earliest possible opportunity. You must have the EPC to be included within any written information about the property, upon request by a prospective tenant. It must also be available when a viewing takes place and before entering into any contract.
Is there a penalty for not having an EPC?
Should an EPC not be available at the required times the landlord can be fined £200. We advise that you do not commence the marketing of a rental property until an EPC has been obtained.
